November Triplex Update: Gaining More Momentum!

I wanted to give you a monthly update on the triplex renovation.

I’m making good progress now, though there’s still much more that needs to be done.

In the last monthly update I wrote, I mentioned how the second floor kitchen (well, the entire second floor) was wired with knob-and-tube. I was able to disconnect it all and replace the wiring in the kitchen and bathroom, fortunately. I had a sub panel installed in the second floor as well. The next step will be to rewire the rest of the second floor and third floor.

I am continuing to clean out the property. I finally decided to tackle the basement. That’s been…a lot of fun. But at least I’m almost done with it.

I hired some help to finish the demo and clean out of second and third floors. I was originally planning on doing that on my own, but I decided that some hired to speed up the process would make things a lot easier (and it did!).

For this month, the goal is to get the rest of the electricity and plumbing work done, and start the cosmetic work on the two units on the first floor.

In terms of plumbing work, I’m getting the two main waste stacks replaced and installing laundry connections to two of the three units (one of the units on the first floor already has the connections in place).

There is still much more that needs to be done, but I can finally see the light at the end of the tunnel. I’m currently targeting the end of February to be completely done with the renovations. I’ll use some vacation days this month to get more work done.
