Renovating a property is not easy for a ton of reasons. If you’re working on the property yourself and don’t have experience in construction. you have to not only learn how to do the work, but you actually have to do it which is difficult with a full time job. And even if you’re hiring out all the work, you’ll have to manage your GC.
I could write a separate blog post about this difficulties (and I will!), but I would say that the above challenges are more or less expected when it comes to renovation. What I wanted to write about in this post is another side of the rehab process that seems to be overlooked: the solitude.
If you’re like me and are doing a lot of the work on your own, you’re going to be, well, on your own. So that means that instead of going out to hang out with your friends at the bar on a Friday night, you’ll be painting bedrooms or installing flooring. In order to keep a project on track with a full-time job, you’ll have to sacrifice your social life which means more time alone.
Rehabs can also be isolating if you don’t have anyone in your social circle outside of construction. Your friends and family will applaud your efforts, but they won’t really understand what you’re going through.
A rehab project can take a mental toll on you, especially if you’re using a construction loan. You know the guilt you feel when you have something to do but you’ve been procrastinating? Imagine that feeling for months on end. Even as you’re out enjoying yourself, you’ll be thinking about your renovation in the back of your mind.
